Why rent when you can own

Posted by: Intown Homes | Comments (0)

Many people are scared of today economic downturn and wondering why they should buy instead of rent.  It is all the same reasons to justify renting- no commitment, freedom to move anytime, no repairs, no lawn mowing and no debt.

Right now this is the best time to buy for many reasons.  Check out the list below:

  • You can own for the same amount you pay in rent.  If you are paying $1000 to rent monthly consider today’s low interest rates and unbelievable pricing where you can own for the same monthly investment.
  • As of Jan. 1, 2009, the FHA loan program allows buyers to borrow as much as 96.5% of the purchase price.  The great thing about FHA loans is it allows for lower credit scores and debt ratios can be a little higher.
  • Since majority of your payment during the first several years goes mostly toward interest this interest may be tax deductible along with the property taxes.  This will put money back in your pocket.
  •  There are many programs available for first time homebuyers.  Purchasing in the city of Atlanta could qualify for up to $80,000 in down payment assistance in addition to the federal and state tax credits available.

LOT182-400At Brock Built we have many communities to fit a family of any size.  Prices are at an all time low at builder cost.  We offer homes starting at $199,900 up to $500,000.  There is something for everyone.  Read More→

Happy Independence Day!

Enjoy a relaxing weekend on July 4 with friends and family while checking out all the sparkling fireworks within close proximity to your home.  Check out all the exciting events happening near a Brock Built City Neighborhood!

Many people are wondering why they should buy now. All the media is telling us that now is the time to buy. Well they are right! Many Habershal LOT26-400opportunities are available in the new home markets and right now you can find a “new” home builder with great incentives and worry free living. Check out our top reasons to buy today!

Top 7 Reasons to Buy Your First Home Today

1. Free Money. The $8,000 tax credit for first time home buyers is valid through December 1, 2009. This is a special tax credit from the government that you don’t have to pay back, as long as you stay in the home for at least 36 months.

2. Affordability. Based on recent property declines and current interest rates, home affordability has not been higher since it was first tracked over 40 years ago. Your grandparents couldn’t have received a better interest rate than you can today.

3. Tax Breaks. The IRS allows you to deduct the interest you pay on your mortgage, your property taxes and, in many cases for those who qualify, some of the costs to buy your home and mortgage insurance. Owning a home is a great way to lower your tax bill.

4. Build Wealth. Unlike paying rent, with each mortgage payment you make, you build equity and you decrease your income tax liability. Owning a home is still the best long-term investment.

5. Appreciation. As home prices have fallen precipitously in today’s tough economy, the basis for realizing appreciation in future years is very strong. Historically, even with other periods of declining value, home prices have exceeded consumer inflation. From 1972 through 2005, home prices increased on average 6.5%, according to the National Association of Realtors®.

6. Stability. Knowing you can establish roots and raise a family in one location, free of the desires or needs of your landlord to sell the property you are living in. This is something no other investment provides. You can’t live in a stock, and you can’t raise your kids in a bond.

7. Independence. Enjoy the freedom to do what you want to your home. After all, it’s yours to do what you wish. And, with any improvements you make, you have the ability to benefit from your investment. Try that with an apartment!  Read More→
