<li>As of Jan. 1, 2009, the FHA loan program allows buyers to borrow as much as 96.5% of the purchase price.  The great thing about FHA loans is it allows for lower credit scores and debt ratios can be a little higher.   </li>
<li>Since majority of your payment during the first several years goes mostly toward interest this interest may be tax deductible along with the property taxes.  This will put money back in your pocket.  </li>
<li> There are many programs available for first time homebuyers.  Purchasing in the city of Atlanta could qualify for up to $80,000 in down payment assistance in addition to the federal and state tax credits available.   </li>
